I plan to buy land in California, but it's too expensive to live there while I build the house. The rent is way more than I'm willing to fork over. Not only is Southern Nevada affordable, but it's also pretty warm year round. And I live here now so it's convenient. I've put out ads with no luck looking for a building site. Any advice?

A lot of people are building houses on trailers. You don't need a permit and you can tow it to wherever you decide to live. Or skip the trailer and truck it. Search youtube for "tiny house".
Check the state highway dept. for surplus land. Sometimes you can get a bargain if you don't mind the odd location.

Beside a road is not an odd location. You don't know what they have until you ask.
You can't just build on the side of the road, though. I may rent a small house and use the backyard.
