We have a rental property and the tenants called us to repair a toilet that wasn't working. We went that day and repaired it. When we were there, one of the tenants told us that the water bill was extremely high, $500+ . When we looked around the property, we saw that the water heater had been leaking from the bolt on the pipe, and had been leaking for a LONG time. We immediately fixed it that day. The tenant called us and wants to split the bill. We did not know of this leak until that day, so I would like to know who is actually responsible for that bill. In the lease, it is stated that the tenant is responsible for all utilities.

thing about that your tenants told you about the problem did they cause the leak from the bolt how come it took so long to find the problem with the things that you fixed the tenants have been paying the bill with no problems it says utilities that they are responsible for not the pipes or bolt that was leaking the leak would have been noticeable you would think it also might be causing more damage that you know about i would go to the property and see if theres any other water problems you might wanna check i just have a hard time understanding how the leak happened and don't understand why it wasn't caught there might be able to get some credit off the bill or not owe one at all talk to the water department as well
Tenants did not tell us about the problem. We walked around the house and saw what it was and HAD been leaking for some time. They should have notified us when they saw water dripping. They failed to do so. We fixed it immediately. (Bolt and spilt) Water, sewage, trash and electric are all in tenants name as per lease agreement. There is water damage in the cabinet that holds the water tank. They have to contact water to discuss next step.
