My tenants hooked their washing machine directly into the sump pump in the basement. The basement flooded and there were bubbles everywhere. The basement is not finished but the tenant does have storage down there. The basement only got wet around the sump pump area. Who is at fault? I don't need to cover the damage costs for there stuff do I? Doesnt there contents insurance cover this? Who is responsible?

It should be the Tenants fault. Since usually doing modifications such as putting in new appliances, especially those that have to do with connecting assets together,
But in all actuality , sump pumps are not even supposed to be used for that purpose. The washing machine puts out far too much water far too fast for a sump pump to be able to carry it away. Also there is always a bit of lint in the drain water, which will eventually plug up the sump pump filter. In addition the soap can fill the pump with air and make it lose its pumping ability and if the sump pump discharges on the ground outside your house, all that soap will not be good for the plants.
