I am a new landlord and need to Evict a tenant. Notice has been given and a Eviction hearing has been scheduled. I'm certain that the court will rule in my favor and grant me possession of the home. The REAL question is, what do I do when they refuse to move out? Can I legally have the Sheriff's Office physically remove them from the home the same day as the hearing? Or do I have to wait for a period of time, say 30 days, before I can have them physically removed? I am 100% certain that the tenant won't move willingly. Any help, advice, or insight into the Pennsylvania Eviction Process would be greatly appreciated. Thank you!
PS: Everything that's required to be done by law prior to the eviction hearing has already been done. Proper, certifiable notice was given, reasons for, and remedies too, etc. have been given to the tenant.
