Hello all! Someone I know is terminating their lease early but there is a clause that says that, "Tenant is to pay an early termination fee equal to one months rent"

There is a new tenant moving in the day after she moves out. Is she still on the hook to pay an early termination fee even though there is no justifiable "loss of income"?

Ultimately, this charge seems like a profit gouge where the landlord will essentially get 2 months of rent value for that month since there is no cost associated with the fee. Also, is the early termination fee allowed to be in an Ohio contract?
